Neighborhood Impact study / Neighborhood Impact Reports (EIV/RIV)

EIV/RIV are important instruments that ensure health quality in metropolitan areas.

Our EIV’s and RIV’s are all under technical responsibility of the Engineer Fernando de Barros. These projects are developed by a multidisciplinary team, such as civil and environmental engineers, architects and urban planners, geographers and lawyers. We also have a communication team focused in opinion research and community relation.

Working on an EIV contributes to conciliate the desire to grow a business and the right to a sustainable city, to the people who work, lives or just walk by the business.

Every construction and renovation of any business, according to location, construction size and activity nature, brings modifications to the use and occupation of the land, negatives or positives, interfering directly in the city dynamics.

Proper evaluation of environmental and urban impacts and the proposal of compensatory and mitigating measures are essential to collaborate with the success of the project, because it avoid future risk and equate any conflicts with the neighborhood.

The Federal Law nº 10.257/2001 regulates that every county must require a Neighborhood Impact study, as an instrument of urban policy, regulated according to the city Urban Planning Plan.

Every day, more and more Brazilian counties understand the importance of an EIV, which requirements are according to each legislation and local reality.

All environmental report costs must be paid by the entrepreneur and judged by the Government and the landscape council, which is composed by citizens and technicians.

The neighborhood impacts report includes environmental and urban aspects, which must attend at least two characteristics shown below, according to the City Law.

I – population density;

II – urban and community equipment’s;

III – use and land occupation;

IV – real state evaluation;

V – Traffic increase and public transportations demand;

VI – lightning and ventilation (city air flow);

VII – urban landscape, natural and cultural heritage;

The Neighborhood Impacts Study aims to unify the decision taking for large enterprises and business, suggesting improvements to the project.

EIV advantages:

  • More safety to the business, avoiding future risks and contributing to planning and improvement.
  • Conciliate conflicts that may occur with the neighborhood;
  • Contributes to the project approval;
  • Define conditions to the business operation;
  • Presents adequacy proposals necessary to environmental protection;
  • Recommends necessary changes to the urban infrastructure, in order to reduce negative impacts and increase positive ones to the surrounding area.

The environmental aspects that must be analyzed are:

  • Final and correct wastewater destination;
  • Drinking water usage and reductions;
  • Storm water reuse, aiming to reduce wastewater pollution load;
  • Soil waterproofing;
  • Air pollution sources, and dust;
  • Noise and vibrations;
  • Solid waste final destination;
  • Green area reserve;
  • Mobility infrastructure, providing safety and comfort to anyone that may walk by the company.

Master Ambiental studies or reports are done by a multidisciplinary team, under the technical responsibility of the Civil Engineer Fernando de Barros, who has extensive experience in the construction market and environmental consulting since 2005.
